The pfenning-group recently signed a lease with Prologis for 33,858 square meters of logistics space at Prologis Park Dortmund in Germany. The facility provides 30,080 square meters of warehouse space, 1,516 square meters of mezzanine space and 2,262 square meters of office space. With the leasing of this building, Prologis’ logistics park in Dortmund, on part of the former Westfalenhütte site, is fully leased. The consulting firm BNP Paribas Real Estate acted as an intermediary.

High sustainability standards

“The brownfield project meets state-of-the-art sustainability standards,” says Christina Deuss, director, capital deployment at Prologis. “That's because in addition to developing the facility to DGNB Platinum standards, we also constructed it to meet BEG40 standards and WELL Building Gold criteria. Part of these sustainable ESG measures are two photovoltaic systems on the roof, which produce a total of approximately 2.6 megawatts peak.” Dortmund DC2 is Prologis’ first building with a warehouse heated by heat pumps and can, thus, be operated independently of gas. Prologis designed and planned this feature before the energy crisis, which is now in high demand.

“The decision in favor of the logistics park in Dortmund was very easy for us, as the renaturated facility fits particularly well into our sustainability strategy. As a group with a medium-sized structure, we already started to operate a mix of self-built and/or leased buildings in an energy-efficient manner more than 10 years ago,” says Torsten Radszuweit, head of central purchasing and real estate at pfenning-group. “Being optimally positioned in this region in particular is important for our strong logistics network and creates new opportunities for our customers.” The company will use the facility to store and distribute raw materials for a manufacturer from the industrial segment.

With its location in the Ruhr region, Dortmund is an important German logistics location, offering ideal access to numerous European markets. In addition, the region is rich in qualified labor. Prologis acquired the property, which covers a total of 16 hectares, from Dortmund Logistik GmbH in 2017. The brownfield site is on the northeastern section of the former Westfalenhütte property, which was a sinter plant. Initially, height differences up to nine meters had to be leveled. In 2020, Prologis started construction, developing two logistics buildings in several phases. In total, Prologis Park Dortmund now comprises around 65,000 square meters of usable space.
