Prologis Leases 11,500 Square Meters in Hamm

DÜSSELDORF (February 7, 2017) – Prologis, Inc., the global leader in logistics real estate, has signed a lease agreement for the first phase of a speculative logistics development in Hamm.

An international logistics service provider will place 11,500 square meters of distribution and office space into operation for the Germany-wide contract logistics of one of its existing customers in mid-July.

Construction of the facility, which totals 35,000 square meters, began at the end of 2016. The facility is scheduled to be completed in the second half of 2017.

These factors make the Hamm metropolitan area the ideal location for the e-commerce sector, logistics service providers and retail logistics companies.”

Limited availability in the Ruhr region remains a major challenge for the sector, with unoccupied logistics real estate rare. “We currently have an occupancy rate in Germany of 99 percent,” said Alexander Heubes, senior vice president, country manager, Prologis. “This first lease agreement just when construction of the logistics center has started confirms our strategy of developing increasingly speculatively once again, in order to meet the high demand.”

The park is being developed on the intercommunal InlogParc Hamm-Bönen industrial estate. In September 2016, Prologis acquired a plot of land measuring approximately 65,000 square meters from the city of Hamm. Prologis will equip the high-quality facility with 56 ramps along both sides of the building and six ground-level gates. The hall will have clearance of 12.2 meters and will be able to withstand a load of 7 tons per square meter.

Prologis developed the facility for flexible use – for example, the remaining 23,500 square meters of the building can be divided into up to four units. As such, the logistics space can either be rented in full by one company or can be allocated to multiple users. Prologis is seeking to have the logistics facility certified in accordance with the gold standard of the German Sustainable Building Council (DGNB). The property will be equipped with LED lighting, as well as skylights and end-to-end windows for enhanced natural daylighting.

With its good location in the Ruhr region, the logistics facility offers direct access to a large number of conurbations with high-production density, resulting in short logistics routes. The property also boasts good connections to the A2 and A1 freeways. Companies that set up business here can also use the container terminal on the adjacent Am Mersch industrial estate. InlogParc is integrated into the local public transport by a bus service.
