Fully leased even before completion: Right from the start, Prologis focused the concept of the Hamm-based, 35,000-square-foot spec property on flexible use. At the end of September 2017, when Prologis completed the project, three customers were ready to move in. An international logistics service provider is leasing 11,500 square meters of distribution and office space. Another logistics service provider, Borchers NordWest Warehousing Solutions, has signed a lease agreement for approximately 17,800 square meters. The remaining 5,700 square meters will be occupied by Umarex, a medium-sized business.

Prologis will oversee property management for all three customers. This includes coordinating maintenance and expansion work, managing cleaning services and facility management companies.

The decision to build a spec logistics facility in Hamm was made at the end of 2016. The logistics park is located at InlogParc in Hamm-Bönen, Germany, on a plot of land measuring approximately 65,000 square meters. Free plots for logistics facilities are rare in the Ruhr area and in high demand. The lack of available space poses a big challenge for the industry. Hamm is situated near several urban centers with high production rates, which allows for short logistics routes and makes the location attractive to the e-commerce sector, logistics service providers and retail logistics companies. This spec property is a true gem in the Prologis portfolio. Trust and support in the project was instilled throughout the project’s progression, and Prologis’ foresight has already proven to be well-founded.

The logistics park has many features that support sustainability, including LED lighting, an above-average amount of roof dome lights, and end-to-end windows for efficient use of available daylight. Prologis is working on attaining the gold certificate issued by the German Sustainable Building Council (DGNB) for the new logistics facility.

Prologis partnered closely with the City of Hamm and the Hamm Society for Economic Development in this project. To honor the importance of logistics within Hamm, Prologis presented a representative of the Hamm Society for Economic Development with the Prologis Logistics Location Award 2017 at the Expo Real trade fair in October. With this award, Prologis celebrates one of the top logistics locations in Europe.
