The right facility at the ideal location: Prologis signed a 10-year lease with Kleine Wolke Textilgesellschaft mbH & Co. KG for a new logistics facility in Bremen, Germany. Kleine Wolke is a Bremen-based retailer of home textiles that was looking for a new logistics space in the Hanseatic city. Prologis leased the company two units in Prologis Park Bremen DC3 that cover a total of 16,905 square meters—16,085 square meters of warehouse space and 820 square meters of office space. The customer will move into the facility in the second quarter of 2021. Logivest acted as an advisor in the signing of this contract. Prologis Park Bremen DC3 is now fully leased.

Designed to Meet the Customer’s Requests

For the storage of home textiles, such as bath carpets, terrycloth goods and bed linen, Kleine Wolke needed at least 15,000 square meters of warehouse space with additional office space. Prologis offered the company the ideal space in Bremen. Prologis acquired the 31,500 square meter property from WFB Wirtschaftsförderung Bremen mbH in July 2019. “In early 2020, we started constructing the building as a speculative development,” said Julian Kux, leasing and customer experience manager at Prologis. “We then worked closely with Kleine Wolke as construction progressed. At the customer’s request, we adapted the facility to allow the company to manage its logistics processes more efficiently in the future.”

Ideal Location


The logistics facility has optimal transport connections. Prologis Park Bremen is near the Bremen steelworks, A27 motorway, port and city center. The location of the logistics facility played a key role for Kleine Wolke. “We had our headquarters in the middle of a residential area in Bremen since 1793, which has grown historically,” said Michael Grimbo, managing director at Kleine Wolke Textilgesellschaft mbH & Co. “The accessibility of our previous location has not been optimal for us for some time. The new location at Prologis Park Bremen allows us to operate more flexibly and efficiently in a logistics facility that meets the highest standards. With the location in Bremen's industrial park, we will be able to handle our logistics activities smoothly in the future.”

Modern Equipment

The sustainable logistics center has high-quality equipment. Fitted with LED lighting systems and with a height of 12 meters, Prologis developed the building in accordance with the Gold Standard of the German Sustainable Building Council (DGNB).
