Certifications
With development planned on a remediated brownfield site in line with the new Mantelverordnung regulations, Prologis aims for a DGNB-certified above-ground demolition and is targeting the DGNB Platinum certification for the finished facilities, with sustainability embedded in construction and operations.

Sustainability
Sustainability is woven into every aspect – from green roofs and natural landscaping that enhance biodiversity, to circular construction materials and CO₂-reduced concrete. The buildings are designed to be all-electric, incorporating heat pump systems and energy-efficient technologies. The site will be equipped with electric mobility infrastructure for both cars and bikes.

Solar
Prologis Park Dortmund DC4 will be equipped with solar installations totaling a capacity of 7 MW. Future facility users will benefit from the green electricity generated on site, thereby contributing to decarbonization. Any surplus energy will be fed into the grid and made available to the region.

Wellbeing
A central park with green spaces, seating spots and areas for physical activity encourages relaxation and informal interaction throughout the working day. Generous roof and façade windows bring in natural light. Smart features such as digital information screens help create a modern, comfortable, and health-conscious environment that support both physical and mental wellbeing.
Transformation in Progress

Long heritage
Prologis Park Dortmund DC4 represents a visionary revitalization of a historically significant industrial site, transforming a former coal mining and heavy machinery hub into a modern logistics and business park. A lignite coal mine in the 19th and early 20th centuries, the site later housed major industrial players including Thyssen Krupp, Orenstein und Koppel and Caterpillar. The latter of which manufactured large excavators until production ceased in mid-2022.

Three phases of redevelopment
Following Caterpillar’s departure in December 2022, the site is now being redeveloped in three construction phases starting in December 2025. In close partnership with the City of Dortmund, the project supports urban development goals by enhancing public transport connectivity and creating diverse employment opportunities beyond traditional logistics roles.

Business mix
The site is designed to accommodate not only modern logistics centers, but also local businesses which will find space at the 26,069 square meters dedicated to light industrial and commercial use. The business park provides essential operational and office space, fostering the growth of local and international companies and promoting long-term regional development.
