First construction phase of the 130,000-square-meter logistics, commercial and light industrial park includes photovoltaic systems with a capacity of 4.3 MWp
Düsseldorf / Dortmund, 20 May 2026 – Prologis is starting the first construction phase of Prologis Park Dortmund DC4WARD in Dortmund-Dorstfeld. This marks the beginning of the company’s largest current development project in Germany and further expands Prologis’ presence in the Ruhr region. On a former industrial site covering around 278,000 square meters, Prologis is developing a logistics, commercial and light industrial park with a total building area of around 130,000 square meters. Completion is planned for 2028.
The first construction phase comprises two facilities with seven units and a total building area of around 62,000 square meters. It is expected to be completed in the first half of 2027. As part of this phase, photovoltaic systems with a total capacity of 4.3 MWp will be installed. Further expansion of solar capacity on the rooftops of the buildings developed in construction phases two and three is planned. The buildings are designed for fully electric operation, and Prologis is aiming for DGNB Platinum certification for the new buildings.
Dortmund Mayor Alexander Kalouti took part in today’s groundbreaking ceremony. He said: “For Dortmund, projects like this are strategically important. The city needs room for economic development, but that space has to be created in the right places. Revitalizing a site of this industrial significance makes use of existing infrastructure, supports business growth and helps ensure that historically important industrial sites are once again put to responsible use.”
In total, the historically developed brownfield site will comprise four logistics buildings with up to 11 units, as well as three commercial and light industrial buildings with a further 11 units. Unit sizes will range from around 2,000 to more than 10,000 square meters, providing space for larger occupiers as well as smaller local and regional businesses. The combination of different building types, flexibly divisible units and a building structure designed for long-term use enables a wide range of operational concepts. This allows the park to meet different operational requirements, including those of companies in the automotive, pharmaceutical, healthcare, food, technology and e-commerce sectors.
Limited supply and high demand in the Rhine-Ruhr region
Across Dortmund and the wider Rhine-Ruhr region, the supply of modern, well-located commercial property remains limited. Land is scarce and development opportunities are increasingly constrained. At the same time, companies continue to seek well-connected sites that can support logistics, light industrial and commercial activities close to customers, employees and regional transport infrastructure.

Located in Dortmund-Dorstfeld, the site is close to the A40, A45 and A2 motorways and is therefore well connected to the wider transport network of the Rhine-Ruhr region, including regional airports and inland ports. This makes it suitable for regional, national and cross-border distribution. The site is also easily accessible for employees by public transport.

Sustainability and workplace quality as part of the site concept
The project demonstrates the role sustainability can play in the revitalization of former industrial sites and the development of modern logistics and commercial locations.
Prologis Park Dortmund DC4WARD combines CO₂ reduction in construction and operation with ecological design and workplace quality for employees. Energy-efficient, fully electric buildings that do not require fossil fuels to operate, together with heat pumps and on-site solar power help reduce energy demand and operational CO₂ emissions. Charging infrastructure for electric vehicles and e-bikes complements the site concept.
During construction, Prologis is also taking resource consumption and embodied emissions into account, including through life cycle assessments, recycled and lower-carbon materials, and the reuse of suitable demolition materials, including as fill material.
Green roofs and a central landscaped park are key elements of the project combining ecological functions with workplace quality. They are intended to support biodiversity on the site, create areas where employees can rest and recharge, and improve the integration of the business park into its surroundings.
