New facility at Prologis Park Venlo will serve European distribution and combines an all-electric design, rooftop solar, and a strong focus on environmental performance, energy efficiency and employee wellbeing

Venlo, 24 April 2026 – Søstrene Grene yesterday officially opened its new approx. 45,000 sq m distribution centre at Trade Port Noord in Venlo developed by Prologis. Located at the Prologis Park in Venlo, the facility will support distribution to Søstrene Grene stores and customers in parts of Europe and marks the retailer’s first distribution hub outside Denmark.

The new site is intended to strengthen Søstrene Grene’s European logistics set-up and support the company’s next phase of growth. The location was selected to match Søstrene Grene’s logistics needs, offering efficient access to the Dutch market as well as key European markets through its proximity to the A67, the German border and rail and inland shipping terminals.

“Opening this distribution centre is an important step for Søstrene Grene. It gives us a stronger logistics base for serving stores and customers across Europe and supports the next phase of our development,” said Mikkel Grene, CEO and Co-owner Søstrene Grene.

More than a new logistics facility, the site reflects a broader set of expectations now shaping logistics developments: operational performance for customers, alongside lower emissions, renewable energy generation and a more considered working environment and site design.

Designed as an all-electric facility, the building is targeting BREEAM Excellent and WELL Gold certification, aligning with high international standards for environmental performance, energy efficiency and the wellbeing of the people using it. That ambition runs through the project, from the use of recycled steel and recycled coating materials to different floor solutions with varying amounts of steel and concrete to reduce material use and embodied carbon to innovative seamless concrete floor slab designs, that improve overall flatness, less joints and reduced material use and embodied carbon. The steel structure was designed with future disassembly and reuse in mind, while a life-cycle assessment helped compare conventional materials with the alternatives used on site.

Energy forms another key part of the concept. The rooftop solar installation has a total capacity of 3.3 MW, with around 0.7 MW allocated to the facility’s own electricity demand and 2.6 MW fed into the local grid.

The site design likewise takes employee wellbeing into account through outdoor spaces, native and pollinator-friendly planting, and sensors that monitor indoor air quality and automatically adjust ventilation to help maintain a healthy indoor climate.

To support the start of operations, Prologis managed the warehouse fit-out, staff areas, fire safety and compliance measures, as well as the integration of automation and e-commerce areas. A further phase of automation is planned for next year.

“The real value we can bring as a partner is to understand a customer’s ambitions early, identify the right location for long-term growth and help shape the right building and operational set-up from the start. That is exactly what we set out to do with Søstrene Grene in Venlo,” said Bart Konings, Leasing Director, Prologis.

“We are very pleased to welcome Søstrene Grene to Prologis Park Venlo DC9 and support this important step in their European growth journey. This project reflects how expectations for logistics real estate are evolving: customers increasingly need more than a well-located building. They need a long-term solution that combines development quality, energy performance and operational readiness in one place,” said Gina Helmold, VP, Head of Capital Deployment & Leasing Benelux, Prologis.
