Opportunity

The choice of location was made with strategic foresight: proximity to the previous company site ensured the retention of experienced employees and valuable internal know-how. At the same time, Bottrop impressed with its excellent transport connections, an attractive labor market in the surrounding area, and the ability to meet regulatory requirements – including those concerning notifiable substances and strict environmental and emissions standards.

The goal of the project was to consolidate existing external warehouses, integrate new product categories, and modernize operational processes. Yusen Logistics placed great importance on a tailor-made facility that not only met logistical requirements but also set new standards in terms of sustainability and employee satisfaction.

Challenge

The warehouse space had to accommodate a wide range of products while supporting a high throughput. At the same time, the aim was to create a modern, employee-friendly working environment – with ergonomic design, generous social areas, and attractive recreational zones. In parallel, ambitious ESG targets needed to be met, including carbon neutrality, the use of renewable energy, and the implementation of a sustainable building concept. During construction, weather-related challenges and a scheduled winter relocation posed additional demands on project management.

Solution

In close collaboration with Prologis, a state-of-the-art logistics facility was developed, tailored precisely to Yusen Logistics’ requirements. The 57,200 square meter site features carefully planned racking systems for the structured storage of thousands of items. Spacious staff areas, abundant daylight, green outdoor spaces, and an integrated fitness area contribute to an attractive work environment.

With the development of the Bottrop DC1 & DC2 logistics centers, Yusen Logistics has laid the foundation for continued growth and future-ready warehousing. The facility offers space for up to 50,000 pallet storage positions and enables the centralized storage of over 14,000 different items.

A photovoltaic system will supply the facility with renewable energy – enough to meet the electricity needs of around 1,000 households. Fully electric operations, supported by charging stations for an electric vehicle fleet, significantly reduce emissions. In addition, a water-saving system with cisterns and automated irrigation helps conserve resources. The building is aiming for DGNB Platinum certification.

Impact

The new facility has been positioned as a flagship project within Yusen Logistics’ portfolio. It represents not only efficient logistics but also a holistic approach to sustainability and a high-quality working environment. Centralized storage streamlines processes, shortens transport routes, and enables the integration of new product categories.

The building also contributes actively to CO₂ reduction – saving more than 7,000 metric tons per year through energy-efficient construction and optimized logistics structures.
