Düsseldorf / Dortmund, 2 June 2025 – Today, Prologis announced its plans to redevelop a 278 000 m2 former industrial site in Dortmund into an all-electric logistics and business park designed to DGNB Platinum sustainability standards and built around employee well-being: Dortmund DC4ward. 

The project will add 130 000 m2 of logistics and business space across seven buildings, including four logistics halls and three buildings for commercial or light industrial use. The project will be realized in three phases. Phase 1 is expected to kick off end of this year.

Initial discussions with prospective customers are already underway. In addition to creating room for new jobs, the project will drive long-term economic growth in the Ruhr region.

Dortmund DC4ward combines three core advantages: 

  • an urban location in Germany’s largest logistics market with direct access to national and cross-border transport routes; 
  • buildings with exemplary environmental and social features designed to exceed market standards in the field of sustainability; and
  • through close collaboration with the City of Dortmund, the alignment of industrial development with the city’s wider development objectives.

Sustainability & Employee Well-Being

Prologis Park Dortmund DC4 is being designed with a focus on environmental sustainability and employee wellbeing and is targeting DGNB Platinum certification. Details that will future proof the park’s buildings with multiple features that will help reduce emissions: 

  • extensive soil remediation and the reuse of demolition materials;
  • low-carbon and recycled construction materials; 
  • high energy efficiency, all-electric buildings, including rooftop solar installations; and 
  • charging points for cars and e-bikes. 

For employees, the project will include—amongst others—space for sports courts and event/community spaces and the logistics halls will offer higher amounts of windows compared to standard distribution centers to maximize daylight.

Preserving Industrial Heritage, Powering Modern Logistics

The site began as a lignite mine in the 18th century and later served as a manufacturing base for companies. Production ceased in 2022, opening the door for regeneration.
