Düsseldorf / Herne, April 17, 2026 – Prologis today celebrated the laying of the foundation stone in Herne, marking the start of construction of a logistics facility comprising two buildings with a combined floor area of around 20,500 square meters. The project is being developed on a 36,400-square-metre brownfield site that has been unused since 2020 and is scheduled for completion by the end of 2026. In addition to Prologis, the ceremony was attended by Herne’s Mayor Dr. Frank Dudda and representatives of Herne’s Economic Development Agency.
In well-connected locations, available commercial and industrial space is in short supply. With this project in Herne, Prologis is therefore bringing a brownfield site back into productive use and creating new capacity in a market where demand is high. Modern logistics facilities are a key component of efficient supply chains, the supply of goods to businesses and households, and the further development of existing business hubs.
“Prologis’ investment will transform a traditional commercial site, which has been lying fallow for years, into a modern logistics center. This represents another significant boost for Herne as a business location. At the same time, the logistics space being developed here makes a significant contribution to the stability of supply chains in an uncertain world and to the provision of goods for businesses and citizens – and it does so in a sustainable and resource-efficient manner,” says Mayor Dr. Frank Dudda, expressing his delight at the project’s realization.
The logistics facility meets high sustainability standards
The project in Herne was designed with a strong focus on environmental sustainability and employee wellbeing. Prologis is aiming for Platinum certification from the German Sustainable Building Council (DGNB) for the buildings, which can be divided into three units. This certification is based not only on energy-efficient use, but also on the reduction of embodied carbon and the application of circular economy principles. Among other things, steel with a reduced carbon footprint is being used for the roof structure, and low-carbon concrete for the base plate. This is intended to reduce material-related emissions during construction and facilitate the subsequent reuse of resources.
A green roof and a 1 MW photovoltaic system are part of the site's energy concept. They support energy-efficient building use, provide access to renewable energy and can reduce energy costs for prospective users. For future operations, Prologis is also creating the infrastructure for charging stations to power employees’ electric cars, as well as delivery vehicles and trucks, thereby laying the groundwork for the deployment of electric vehicle fleets.
The two buildings can be used flexibly and are suitable for both multi-user concepts and tailor-made solutions. Prologis is already in discussions with potential customers regarding the space.
Site in a sought-after location in the Ruhr region

At the same time, demand for modern logistics space remains high – particularly in areas where companies need to be close to customers, the workforce and transport links,” says René Faber, Director Capital Deployment at Prologis. “The project in Herne will bring a brownfield industrial site back into use – for companies from a range of sectors with varying requirements.”
The site on the A43 has a direct link to the A2 motorway, which runs from the Netherlands to Eastern Europe. Dortmund Airport is around 35 kilometers away. The Ruhr region, with a population of around 5.1 million, is one of Germany’s most sought-after yet space-constrained logistics markets. The dense infrastructure of motorways, railways, airports and inland ports ensures short distances to key sales and procurement markets, making the region attractive for industry, trade and logistics. This is precisely why the revitalization of existing sites is becoming increasingly important.
Prologis currently has several projects and buildings in the Ruhr region, including sites in Dortmund, Herten, Herne, Bottrop and Datteln. With the project in Herne, Prologis is further expanding its presence in the Ruhr region. Nearby, in Dortmund, the company is currently converting a 278,000-square-metre brownfield site into an urban logistics and business park.
