Logistics Park Concept - for More Flexibility

Prologis and the municipality of Waalwijk have signed an agreement to develop a new logistics park. We currently have a distribution area of 60,000 square meters in Waalwijk, near Tilburg in the south of the Netherlands, and now plan to develop another 150,000 square meters of logistics space in stages. As a result, the logistics park will grow to 210,000 square meters over the next few years.

Prologis logistics parks normally feature multiple facilities, many of which can be split into separate units. They are situated in coveted logistics locations, enjoy optimal transport connections, and most can operate 24 hours a day, seven days a week. The logistics park concept enables us to provide our customers with substantial flexibility when it comes to expanding their logistics capabilities. In turn, this nurtures the long-term relationships that are so important to us.

By expanding in Waalwijk, Prologis will be able respond to high demand from national and international customers. The region is one of the fastest-growing logistics markets in the Netherlands. It is close to the A59, the inland shipping terminals, Antwerp and Rotterdam, both significant logistics hubs.

Prologis is implementing its logistics park concept at other locations, as well:

• Prologis has acquired 150,000 square meters of space in Tilburg, where we will construct a logistics facility of approximately 90,000 square meters in size. As a result, Prologis Park Tilburg will cover an area of around 365,000 square meters. We have already signed a rental agreement for a 28,000 square meter build-to-suit property with the Korean company Pantos Logistics. Construction is due to finish by mid-2018.
• Prologis is expanding the Fokker Logistics Park in Amsterdam to a total of 120,000 square meters. Here, we have acquired Fokker DC6, which has an area of approximately 2,400 square meters.
• In Eindhoven, Prologis is developing a distribution center of 40,000 square meters. It will be used by XPO Logistics. In doing so, our long-standing customer will double the space it occupies in Eindhoven. Construction is due to finish in mid-2018.

The portfolio of Prologis in the Benelux countries encompasses around 2 million square meters of logistics space (as of September 30, 2017).
