DÜSSELDORF (September 27, 2018) – Prologis, Inc., the global leader in logistics real estate, is speculatively developing a logistics facility with around 26,000 square meters split into three units in Pulheim, north west of Cologne. Completion is planned for the third quarter of 2019.

Recently, demolition work on the old industrial area marked the start of ground preparations. Overall, Prologis plans to build around 22,000 square meters of storage space, approximately 1,200 square meters of office and social space, and about 2,900 square meters of mezzanine. The property is situated in an industrial zone. According to the plans, the facility can be operated 24 hours a day, seven days a week.

The logistics facility will have a clear height of 12.2 meters. Prologis will equip the entire facility with LED lighting. The logistics facility developer is aiming to have the building awarded the gold standard by the DGNB, the German Sustainable Building Council. As a long-term owner, Prologis will also take care of the property management for its clients following the completion of construction.

The plot of land in Pulheim with around 47,500 square meters in size was previously owned by HeidelbergCement AG. Prologis purchased the land and is now revitalizing the area. “In regions characterized by a scarcity of space, the use of brownfield land enables us to provide our customers with space at coveted locations”, said Alexander Heubes, senior vice president, country manager, Prologis. “In doing so, we provide these former industrial sites such as the one in Pulheim with a new, sustainable purpose. The advantage is that no new areas of soil are sealed and, in many cases, prior contamination is removed.”

Pulheim is a distinguished logistics location by virtue of its central position, optimal access to sales markets, and the availability of a qualified workforce. The dense traffic network in the region provides excellent connections to the conurbation Cologne Bonn, the Ruhr district, and the neighboring Benelux countries. The location is especially suited to retail and e-commerce logistics, given its direct proximity to the densely populated Cologne region.

Pulheim is situated close to the A1 autobahn with connections to the A4 and A57 autobahns. The rail freight terminal Cologne-Eifeltor is only around 16 kilometers away and the port of Cologne-Niehl just 20 kilometers. Cologne Bonn Airport can be reached within a 30 minutes’ drive.
