Prologis is continuing its growth in the Ruhr region of Germany. In the city of Herne, the logistics real estate developer acquired a plot measuring around 36,400 square meters and plans to develop a logistics facility of approximately 21,000 square meters on the site.
“We are pleased to be able to meet our customers’ demand for logistics real estate in top locations with the property in Herne,” said Konstantin Braun, capital deployment manager, customer led developments at Prologis. “Thanks to the good transport links and proximity to numerous urban centers, the site is suitable for businesses from a variety of sectors. We are confident that we will find a tenant for the future facility in the coming months and plan to complete it in the first quarter of 2025.”
Sustainable project
The project in Herne aligns with Prologis' sustainability strategy. As a brownfield development, it will revitalize a former industrial site, creating space for jobs without sealing additional land. In addition, construction will follow the principles of a circular economy, which, among other things, focuses on reusing resources to reduce waste. To this end, building materials will be selected based on their potential for future reuse or recycling.
Prologis aims to obtain gold certification from the German Sustainable Building Council (DGNB). The logistics facility will have a green roof with a photovoltaic system, which will ensure a comfortable interior climate and help the future tenant save energy on heating and air conditioning. Prologis also offers sustainable solutions when it comes to mobility: For example, the facility will include an infrastructure for charging stations to power employees’ electric cars, as well as all types of delivery vehicles and trucks. Prologis coordinates charging requirements with customers individually.
Herne meets the qualifications for a variety of industries. The site, located on the A43, has direct access to the A2 motorway, which stretches from the Netherlands to Eastern Europe. Dortmund Airport is only 35 kilometers away, and the location in the Ruhr region offers good accessibility to end customers and enables logistics for short distances.
