Prologis delivered the first circular distribution center, Prologis Park Waalwijk DC3, which integrates the WELL Building Standard and BREEAM assessment with circular design. Partially rented by Tarkett, the facility highlights the principles of circularity, which aim to continuously repurpose resources in order to reduce waste, addressing construction materials in terms of their material passport and future reuse.
High Pace
Prologis delivered a distribution center in the Netherlands of approximately 26,000 square meters (units A and B) that is partially a build-to-suit, for Tarkett, and partially speculative. The circular project is also notable because of the speed in which it was developed. Initiated as a sketch drawing in April 2019, Prologis Park Waalwijk DC3 was delivered at the beginning of May 2020 with WELL Building, BREEAM and circular standards implemented inside and out.
“In terms of new construction, Prologis Park Waalwijk DC3 is a very good example of what is possible in the market when it comes to circularity. In terms of origin and cradle to cradle, we are at 20 to 30%. That's better than in traditional construction,” said Lothar Wijnand, advisor and co-owner at M3E Consultants, a sustainable building consulting firm in Rotterdam.
The Circular Toolbox
Together with partners DoepelStrijkers and M3E, Prologis developed the future of warehouse construction: The Circular Toolbox. The toolbox explains the difference between circularity, cradle to cradle and degradable resources.
“In The Circular Toolbox, we take the WELL Building Standard, BREEAM and circular design a step further. We keep the process 'legible' by working from our toolbox, which consists of four steps as a basis,” explained Riekie Brokking, interior architect at DoepelStrijkers.
Lodewijk van der Zanden, purchasing manager at Tarkett, said, "We put out a search request for a new warehouse, and Prologis came out best both in terms of square meters layout and location. The circularity turned out to be a big bonus. It seamlessly fits in with what Tarkett—formerly DESSO—stands for. We are the worldwide founder of a closed-loop process of carpet tiles in our industry. We also use a filler that is extracted from water purification plants and yield yarn from the fishing nets.”
