Prologis leased a new logistics building in Neu Wulmstorf, near Hamburg, to logistics service provider TST. Construction work—which began in October 2022 on approximately 22,000 square meters of logistics, mezzanine and office space—is in the final phase at the roughly 35,400 square meter site. The handover to TST is planned for August.

“While it started as a speculative development, we have now been able to lease the facility before completion—also thanks to logistics real estate advisor Logivest,” says Björn Thiemann, senior vice president, regional head Northern Europe at Prologis. “The proximity to Hamburg and the good accessibility for employees make Neu Wulmstorf an ideal location in the metropolitan region. Among other things, these aspects enabled us to score points with our client.”


TST is already a Prologis customer with a logistics building of approximately 27,000 square meters in Hamburg-Hausbruch. “We need the space in Neu Wulmstorf in order to cover the growth of our existing customers in Hamburg in the best possible way,” says Marcel Bicking, managing director of TST.

“The asset is the last large site south of the Elbe. The availability of space in the Hamburg area has been decreasing more and more in recent years, and new zoning is taking place only very hesitantly,” says Marvin Hesse, head of industrial and logistics at Logivest in Hamburg. “But at Prologis Park Neu Wulmstorf, we were able to meet all of TST's requirements for a new location with its proximity to the TST site in Heykenauweg, which is less than 10 kilometers away.”

High sustainability standards

The building has a photovoltaic system on the roof through which TST can receive electricity. It was also developed according to the circular design, where Prologis focuses on the sustainable use of building materials and takes into account the entire life cycle of the building, which includes easy dismantling and reuse of materials from the planning stage. With WELL Building features, such as the elaborately designed outdoor recreation and break areas for employees, the facility has a pleasant and healthy working atmosphere. Charging points are available at 10% of the parking spaces for cars and at 20% of the parking spaces for bicycles.

With the completion of the logistics center for TST, Prologis Park Neu Wulmstorf grew to three facilities with a total of approximately 77,000 square meters of building space. The logistics park offers optimal accessibility to sales markets with a location directly off the B73 and access to the A7 in the east and the A1 in the south. In addition, the A26 motorway is currently being built north of Neu Wulmstorf. Hamburg airport can be reached in about 55 minutes, and the container terminal Hamburg-Waltershof is about 20 kilometers away.
