On a former industrial site on Wittestraße in the Tegel district of Berlin, Prologis is developing a new climate-neutral facility with approximately 8,500 square meters of high-quality logistics and office space that can be partitioned into two units. Prologis has received a building permit, and construction can begin soon. The Prologis team is currently holding initial talks with potential tenants.
The building will be developed in accordance with the Bundesförderung für effiziente Gebäude (BEG) 40 guidelines of the German federal subsidy for energy-efficient buildings. As an all-electric building, no fossil fuels are used for the energy supply of Prologis Park DC4. Future tenants will obtain electricity via a photovoltaic system on the roof. The building will be heated by an air-source heat pump. All parking spaces at the facility will be equipped with e-charging stations. In addition, two fast-charging stations for trucks are planned. A green facade with live plants will ensure the building blends in well with its surroundings. In addition, specific requirements from the future tenant can be incorporated. Operations are permitted around the clock, seven days a week.

The climate-neutral facility will have modern and sustainable equipment. In addition, with the logistics center, we are making a former industrial site usable again.”
The project is a brownfield development: The site was previously occupied by an iron foundry, which the prior owner removed. Prologis acquired the vacant site in 2021 together with other buildings in Berlin.
This property stands out because of its ideal location in Berlin. With proximity to the 111 motorway, the future facility will be connected to the ring road around Berlin. And future employees will benefit from the nearby Eichborndamm S-Bahn station, which is only 1 kilometer away.
