A detailed site analysis is carried out at the beginning of each project, which examines the property, transport connections and the potential customer environment. In in-depth discussions with you, we learn what is important for you and your community when it comes to the development of a logistics property. Based on this information, we work closely with a municipality to develop the concept—including traffic and noise assessments.

Our research department analyzes market trends regularly and determines which innovations will influence the logistics real estate sector. These findings help us select the right sites in order to be successful over the long term.

At the start of every new construction project in Germany, Prologis donates to a charitable organization, providing support for numerous activities and social projects at the local level.

Logistics properties are designed for a long lifespan, which makes the flexibility of the buildings and foresight of their developers extremely important. We work closely with everyone involved in the planning process—from local community representatives to business development agencies and species conservation experts.

Our logistics properties are leased by companies that remain loyal for the long haul. We have a large customer base and maintain long-term relationships. But if one of our tenants does move out, we quickly find a new one. Our buildings are built to adapt easily to the changing needs of our customers.

Environmental Protection Affects Us All

Sustainability is an important part of our corporate culture, and minimizing the environmental impact of our logistics properties is just as important to us as it is to you. In this context, we ensure that we adapt to nature instead of forcing nature to adapt to us, which is why environmental and species protection is an essential part of our site plans.

We also develop our logistics facilities in accordance with the highest sustainability standards. Each newly developed property meets the requirements of the German Sustainable Building Council’s Gold level of certification. Sustainability plays an important role both during construction and later in the operation of logistics properties. In Muggensturm near Karlsruhe, for example, we are developing a carbon-neutral logistics facility for L'Oréal. The facility’s carbon dioxide emissions, which are already extremely low, are offset 100 percent. Power is generated by an onsite solar system (among other means) that also feeds power into the grid.

To Prologis, operating in a sustainable manner also means not paving over undeveloped land, so the revitalization of old industrial brownfield sites represents an excellent opportunity for the logistics sector, as well as an excellent opportunity for municipalities. Unused properties are brought back to life without the need for additional land.

Green building practices are the norm for us, which is why we have our work regularly audited and certified by independent institutions. We use innovative building materials. We also analyze whether new logistic park designs will allow us to further reduce our impact on the environment.
