A pleasant work environment for employees and an optimal connection to sales markets—these are two features that attracted EUZIEL to Prologis’ new logistics facility in Datteln, Germany, which the online retailer will use as a base for Europe-wide transports.

In September 2020, Prologis completed a state-of-the-art logistics facility in Datteln. Located in the northern Ruhr area, the facility is built in accordance with the WELL Building Standard. Prologis secured a tenant, online retailer EUZIEL International, before completing the speculative development. During the final phase of development, Prologis worked closely with the customer to adapt the 27,800 square meter facility to their needs.

Ideal conditions

"In the last two years, our company has grown significantly," says Yi Kong, managing director, EUZIEL International GmbH. "Even during the pandemic, we experienced consistently high sales—and therefore needed additional logistics space in the Ruhr area. Prologis Park Datteln offers ideal conditions for us. It is located close to the A2 motorway, which extends from the Netherlands to Eastern Europe. As of October, we will be able to supply all of Europe from there."

The Prologis team collaborated with EUZIEL while planning construction. "We involve future users of our speculative developments in our planning processes as early as possible," says Christina Deuß, capital deployment manager Germany, Prologis. "This allows us to create synergies quickly and discuss and coordinate construction with the tenant."


Expectations exceeded

The building exceeded the future tenant’s requirements. "A pleasant and healthy working environment at the new location was very important to us, and the facility meets high sustainability standards," says Yi Kong. "We were also compelled by the many features. Prologis installed premium brands and quality products throughout the building."

In Prologis Park Datteln, Prologis created a "living zone" with special lighting and ventilation for employees in accordance with the WELL Building concept. Water dispensers, greenery in the indoor and outdoor areas, and indoor art enhance the environment for employees. The outdoor areas are designed with both beauty and function in mind with a sitting area, herb garden and bicycle repair station.


Air and water quality are monitored throughout the facility. In addition, offices and meeting rooms are equipped with high-quality sound insulation. Six monitors inside the building allow employees to access information about air and water quality, indoor and outdoor climate, electricity and gas consumption, as well as public transport departure times.

Christina Deuß and her colleagues signed an early access agreement with the EUZIEL team. In September, the company set up its racking systems in the logistics facility, allowing operations in the new location to begin on time with the official start of the contract.

During negotiations between Prologis and EUZIEL, Christina Deuß discovered an opportunity to support the company further. The online retailer was looking for additional logistics space in the United States. "The company has been a Prologis customer for a long time in the USA," says Christina Deuß. "I was able to establish contact with our U.S. colleagues quickly, which led to another joint leasing success after a virtual tour of a logistics facility."

The consulting firm Realogis advised EUZIEL and Prologis during contract negotiations for the facility in Datteln.
